Most reasons we hear from homeowner is:
It’s old and has been repaired several times.
It’s a piece of junk and over 10 years old.
It has never worked since we moved in.
I would not repair it and want it replaced.
Unfortunately those aren’t valid reasons for the home warranty company and if we tell them that they laugh and ask for the “clinical reason.”
Possible situations where replacement is approved over repair is because the repair is actually going to cost them more than to replace it or the item broken cannot be repaired. They have an entire matrix/guideline when replacement is needed. Even we do not know all those outlines and they vary by policy and even warranty company.
Home warranty companies do not always do what we suggest, we can request replacement of a furnace, coil or condenser unit and they deny the replacement as request us to repair. When this situations arises we suggest you talk to your home warranty company directly for reasoning for this decision as they normally do not tell us.
Remember home warranty is not in the business to replace every piece of equipment they warranty.
